The Al Barari Extended Master Plan is characterized by an overriding radial geometry, alternation of 'green lung' and dense built-up areas and adherence to the underlying 12m x 12m grid. Akin to an extended wing tip, the master plan provides a natural definition between building typologies while the radial geometry of the proposal is core to a soft transition from the existing residential clusters to the site limits.
High density is achieved by conceiving both retail and residential villages as 'ground-scrapers' which are single building structures having the appearance of being many buildings. Significant open, green spaces are provided in juxtaposition to the density of the ground scrapers. The plan provides for pedestrian friendly external spaces, raised areas and courtyards to human scale within a high density residential scheme.
