The project is located in Al Sufouh on a prime plot of land in close proximity to Madinat Jumeirah and has a site area of approximately 19,825 square meters. The development is a stand-alone gated community consisting of 32 four bed villas and a community clubhouse serving the scheme. The aspiration of the development is to be of high end quality, uniqueness and individuality with a strong, distinctive character which are aimed at UAE locals, GCC nationals and Expats. The villas are spread around a one way road with the clubhouse centrally positioned and visitor parking facility. The residences are set out to maximize and standardise the plot size across the site, with a plot size generally of 445m² and a villa size of 325m² in line with the area guidelines issued by the client. The villas adopt an ‘L’ shape plan configuration that wraps the living space around the garden area to the rear of the plot giving excellent views and connectivity to the outside space. The living space looks out onto a desert garden and the family / snug area opens out onto an external patio through large sliding folding doors. The external patio is bound by the pool and lawn.
The external fabric of the villas has been designed with painted precast construction in mind with zinc cladding and sandstone / tile finish to the street side at ground floor level and GRC panels to the first floor. The floors of the villas are expressed using an exposed toes out PFC with the flanges pained black. Street frontage, colours of the concrete, zinc and sandstone can be varied to create individuality. The clubhouse building adopts an ‘L’ shape plan configuration that naturally orients all internal spaces and views towards the landscaping and pool areas giving the building an overall quality of enveloping and protecting this private, external amenity.
